What is a FEMA Elevation Certificate?

The Elevation Certificate is an important tool of the National
Flood Insurance Program administered by FEMA, the Federal

Emergency Management Administration. The Elevation Certificate identifies the property being surveyed, the surveyor that performed the survey, and any details about the structure including the type of contruction and the elevations of key locations on and around the structure. It is used to determine flood damage risk and flood insurance rates.

How do I know if I need an Elevation Certificate?

You may need an elevation certificate if your mortgage lender or insurance provider have contacted you and informed you as such. If the city or county in which your property is located has contacted you to inform you of changes to the Flood Insurance Rate Maps (FIRM) then you may need an elevation certificate.

Why do I need a Land Surveyor to prepare the certificate?

Only persons authorized to practice land surveying and who are licensed by the Board of Registration may perform the survey and complete Section C of FEMA Elevation Certificate.

Will an elevation certificate guarantee a reduced rate for flood insurance?

No. However, if the survey determines that all or part of the structure is above the base flood elevation, your insurance provider may waive or modify your insurance rate. In some such cases a Letter of Map Amendment application may be required. We recommend that you discuss this with your insurance provider prior to authorizing any survey work. In some cases, property owner may even receive refunds for past paid premiums.

How soon can I get the Certificate?

Normally the survey and certificate preparation take only a couple of days to complete. If necessary, an urgent request can be accommodated in just a couple of hours.
