The ALTA survey has long been the standard for land surveys of commercial properties. The specific level of detail and accuracy required by lenders, title companies and owner/buyers has been standardized by industry associations in its publication, “Minimum Standard Data Requirements for Land/Title Surveys,” by ALTA and ACSM/NSPS. To read or download your own copy of the current
standards, chick the above link or go to the ACSM website.
Each ALTA survey may also include additional items beyond the minimum standard level of detail. This additional items are known as Table A items. Click on the link to view these items. When requesting an ALTA survey, the surveyor may ask you for “Lender’s Requirements.” Lender’s Requirements are the specific list of items to be shown and certified on the survey prior to funding a loan for the purpose of purchasing commercial real estate. These Lender’s Requirements are usually a simple restating of the ALTA Minimum Standards, including all Table A items required by that lender. If you have need of an ALTA survey, our specialty, how fast can you expect it to take to complete? The ALTA survey generally takes only as long as any other survey, and is entirely dependent on the size of the property, the number of buildings, and level of complexity of surveyable features. Escrow period and contingency waives often dictate the schedule of inspections and surveys. At Silicon Valley Land Surveying, Inc. we have greater depth and bredth of resources than the traditional land surveyor/sole proprietor. We can respond to even the most challenging and demanding escrow requirements usually without any effect on your costs. If you have need of an ALTA survey, you can expect the cost to depend on how large the parcel is; how complex the site is; what level of detail the lender requires; when the ALTA needs to be completed; and how soon the client can provide title reports, signed contracts and required deposit (if any). |

What is a FEMA Elevation Certificate? The Elevation Certificate is an important tool of the National Flood Insurance Program administered by FEMA, the Federal Emergency Management Administration. The Elevation Certificate identifies the property being surveyed, the surveyor that performed the survey, and any details about the structure including the type of contruction and the elevations of key locations on and around the structure. It is used to determine flood damage risk and flood insurance rates. How do I know if I need an Elevation Certificate? You may need an elevation certificate if your mortgage lender or insurance provider have contacted you and informed you as such. If the city or county in which your property is located has contacted you to inform you of changes to the Flood Insurance Rate Maps (FIRM) then you may need an elevation certificate. Why do I need a Land Surveyor to prepare the certificate? Only persons authorized to practice land surveying and who are licensed by the Board of Registration may perform the survey and complete Section C of FEMA Elevation Certificate. Will an elevation certificate guarantee a reduced rate for flood insurance? No. However, if the survey determines that all or part of the structure is above the base flood elevation, your insurance provider may waive or modify your insurance rate. In some such cases a Letter of Map Amendment application may be required. We recommend that you discuss this with your insurance provider prior to authorizing any survey work. In some cases, property owner may even receive refunds for past paid premiums. How soon can I get the Certificate? Normally the survey and certificate preparation take only a couple of days to complete. If necessary, an urgent request can be accommodated in just a couple of hours. Can my neighbors and I get a group discount? Yes, special group rates are available for Home Owner's Associations, Neighborhood Associations, and other multiple unit projects. The use of satellite signals in surveying has become the standard practice for many types of surveys. At Silicon Valley Land Surveying, Inc. we boldly embrace new technologies and have pioneered many such practices. In addition to the use of GPS methods on many of our surveys, we also perform GPS surveys for other surveying and engineering companies which have an occasional need for GPS. GEOTRACKER Environmental issues continue to require surveys and mapping services at an ever-increasing pace. Silicon Valley Land Surveying, Inc. became very involved in the early deployment of the GeoTracker system. Our staff was the first surveyors to know, understand, and properly implement the requirements and methods of the GeoTracker System. We provide broad assistance to many of our clients who are now being forced to comply with these new requirements. We have supplied the reporting process for our environmental clients by providing standardized data tables approved by the Board for automatic uploading of Geo_Z and Geo_XY survey reports for monitoring wells. All reports are provided in electronic file format as well as by stamped hard copy for you records. We can also provide site map surveys for GeoTracker and Non-GeoTracker sites. Got BIM? We speak BIM! We probably speak it more fluently than most. Although BIM is new to most design firms, we have been developing 3D workflows for years.
